Your paid leads are going cold.

Most buyers aren’t ready this month, and most agents stop following up long before they are. We build the systems that stay in touch for months, so your agents spend their time with people ready to move.

Where leads go cold on a real estate team.

Follow-up that stops

Someone buying next spring needs light touches for months, and your agents are busy with people buying this month. Those leads get paid for and then forgotten.

Past clients who forget you

You closed their deal, sent a gift and never checked in again. When they sell, or a friend asks for an agent, your name doesn’t come up.

Everything runs through you

Lead routing, deal problems and agent questions all land on the team lead. You can’t step away for a weekend without leads slipping.

Agents who don’t work the leads

You pay for the lead, hand it to an agent and can’t see if they called. Most inquiries never get a follow-up within a day.

Lead spend you can’t trace

You pay the portals every month, but notes live in phones and heads. Nobody can say which source turns into closings or which agents follow through.

New leads waiting on a reply

A buyer fills out a form or texts on Saturday while every agent is at showings. The first agent to reply usually gets the conversation.

Meet your long-term follow-up.

It stays in touch for as long as it takes, and hands the lead to an agent the moment they are ready. An example of a lead from a portal or your website. Your team writes the rules for timing, wording and who gets what.

  1. SpringA buyer asks about a listing and says they won’t move until next year. Your agent is busy with this month’s closings.
  2. Every few weeksA short, relevant text goes out: new listings that match what they asked for, or a question about timing. It stops the moment they reply.
  3. They replyMonths later they text back that they’re ready. The lead goes to the right agent using your routing rules.
  4. Agent picks it upThe agent sees the full history in one place and books the showing. Nobody starts over.

What slow follow-up costs your team this year.

Set it to match your business. Nothing is saved or sent. Sales and hours are counted separately.

How we calculate this

Sales at risk = leads a month × your close share × average value × 12 months × the share lost at your reply speed (0%, 30%, 55% or 70%, our planning assumptions). Busywork = 60% of your weekly hours at $35 an hour for 50 weeks. These are estimates, not promises.

Jay Awal, Founder and Systems Architect

Built by an owner, for owners.

Jay Awal has been the owner doing everything by hand at midnight. He started DispatchCo to build owner-run businesses the same kinds of systems his own businesses run on.

  • We run on it first. Jay's own businesses run on DM replies, follow-up and content systems like the ones on this page.
  • We teach it. 30+ stages, plus an AI build cohort for owners.
  • We show up. Every build starts hands-on with our team.

What we usually build first.

Long-term nurture

Light, relevant check-ins for months, in your team’s words, which stop as soon as a person replies.

Past client touches

Home anniversaries and check-ins keep your team in mind for repeat and referral business.

Lead visibility

Lead source, follow-up and appointments by agent in one view, so you can see who worked each lead.

Fast lead replies

Every portal, website and social lead gets a text reply and a few simple questions, then goes to the right agent.

Teams often run Follow Up Boss, BoldTrail, Lofty or GoHighLevel, and take leads from the portals and their own site. We check how your setup connects before we quote.

Who owns each job, before and after.

Agents keep the relationships. They stop doing data entry and first-touch follow-up.

The rules we build around.

Calling and texting rules

Texts and calls to leads fall under consent and do-not-call rules. Those go into the system from day one.

Fair housing

Replies stay on the property and the logistics. They are written to avoid steering or describing neighborhoods by who lives there.

Brokerage sign-off

Your broker reviews the scripts before launch, since the broker carries the responsibility.

Plan it. Build it. Teach it. Pick one or all three.

Every system comes with training for the people who run it.

Blueprint

Know what to build first and what it's worth.

For owners who want to know where AI pays off first.

  • Maps your lead sources, routing and follow-up from first touch to close
  • Your AI org chart: your team plus the agents beside them
  • A ranked plan with the dollar value of each fix

Credited toward your Deployment

Deployment

Your first system running in 30 days.

For owners who want it built and running.

  • Playbooks written first, then automated
  • Connects response, scheduling and nurture to your CRM
  • Your team trained to run it without you

Workshop

Your team builds its own agents on real work.

For teams that need to use AI every day.

  • In person, at your office
  • Your agents learn it on real leads, and it fits how they already work
  • Scored before and again at 60 days

Scoped from your Blind Spot Audit

No surprises. You see the full scope and price before any work starts.

Inside a real build.

Our published case study is a care agency, not a real estate business. The problem was the same: work sat waiting for someone to send the next step. We moved their forms online and built a back end that sends it on its own. Licensing went from about 6 months to under 90 days, depending on the state agency.

Day 30

We build it with your team

Biggest blind spot first, with your people trained to run it. The next system follows by day 90.

We don't start strong and disappear.

  • Every build starts hands-on with our team. We build alongside your people from week 1 to launch.
  • You hear from us every week. A 30-minute check-in for the length of the build.
  • You see the number. We time the jobs in week 1, both sign it, and time them again at day 90.
  • You keep everything. Every system, login and document stays yours. Stop anytime.

10 hours a week back by day 90, or we build one more system free.

For Deployment clients. The extra system is no bigger than the smallest one in your Deployment, and it's delivered within 30 days.

  • How we measure itIn week 1 we time the jobs we're automating with you, and we both sign that number. At day 90 we time them again the same way.
  • Your partThe week-1 timing, fast access and approvals, the weekly check-in, and running the work through the systems. Full terms are in the FAQ.

What a good month looks like by day 90.

Old leads come back

People who were not ready last year hear from you when they are.

Past clients remember you

Every closed deal gets steady, light touches, so referrals have somewhere to go.

You can see the team

Lead source, follow-up and appointments by agent, all in one view.

Questions owners ask.

Will leads be annoyed by automated messages?

Bad automation annoys people. Short, relevant messages that stop the second someone replies do not. Your team approves the words.

Do we have to leave our CRM?

Usually not. We build on what your team already logs into, because a new system nobody opens solves nothing.

Does this work for a solo agent?

We build for teams and brokerages, where lead volume is more than people can work by hand. A solo agent can still take the Blind Spot Audit and see what it finds.

How do leads get assigned to agents?

Your rules decide: round robin, by area, by price point or by performance. We build what you already use or help you set a fair one.

What about the leads already sitting in our CRM?

Often that is the fastest win. We can clean the list and start careful re-engagement, as long as the consent is there.

I've been burned by a vendor before. Why is this different?

Every build starts hands-on with our team, and you get a 30-minute check-in every week for the length of the build. Everything is built in your own accounts. We time the jobs in week 1 and again at day 90, so you see the result in hours, and you can stop anytime and keep what's built.

What does it cost?

It depends on what we build, so we scope it from your Blind Spot Audit and a call. A 6-person shop and a 60-person company need different things. You see the full scope and price before any work starts.

Will my team actually use it?

We build it inside the software they already log into, write the playbooks with them and train them on their own real work. People use what they helped shape.

How much of my time does this take?

About 30 minutes a week to approve things and tell us what's off. You know your business, we know the build.

Am I locked in?

No. Blueprint, Deployment and Workshop are separate decisions. Stop after any of them and keep everything we made.

How does the 10-hour guarantee work?

It comes with every Deployment. In week 1 we time the jobs we're automating with you and we both sign that number. At day 90 we time them again the same way. If your team isn't saving 10 hours a week, we build one more system free, no bigger than the smallest one in your Deployment, within 30 days. It applies when you've done your part: the week-1 timing, access within 5 business days, the weekly check-in, playbook approvals within 3 business days, and running the work through the systems.

See what to take off your plate first. It takes 3 minutes.
